The project was executed in 2 phases, the first by adding 200 cars and 46 truck trailer spaces, followed by a new 47,000 SF warehouse and 15,300SF conversion of dry goods storage to a cooler room.

A key design challenge was retrofitting an existing office to create a space that would accommodate future upgrades for large MRI equipment as technology advanced.
Dacon’s primary focus was identifying the greatest sources of utility and product fabrication inefficiencies.

To enable feasible changes in equipment upgrades, a masonry opening was covered with a 7 foot glass window that allowed MRI equipment to be extracted. By facilitating DPH approval, Dacon completed this design build project within 8 months.
With aesthetic design critical to the business’s culture and productivity, Dacon worked with an environmental consultant to create a vibrant atmosphere.
Timing was tight - internal renovations, roof replacement, masonry and woodworking upgrades all needed completion by August.
Both Senior Metal Bellows office buildings will be joined by a 32 FT shaded glass atrium providing westerly views. Several years in the planning, this expansion provides maximum build-out on the site, ensuring a continued future.
Dacon was subsequently asked to return and renovate 3 additional floors. Estimated close to cost, $7,000 was returned to the client. Formerly vacant for 5 years, this building became fully leased with Dacon designing the retail block.
