This Edina MOB includes a 2-story open field house for physical therapy and a 3-story office building for a physical therapy clinic, prosthetics shop/treatment rooms, and an ambulatory surgery center on the second floor. Sperides Reiners Architects was the architect on this project.

Nilands in-house pattern and machine shop recreated the cast iron foundry tooling needed for an exact replication of the original 1920's light pole. Each section of the iron casting was sand blasted and several layers of paint removed revealed the raw iron casting.
Green foliage covers a room where 2Fold installed a version of their Window Wall containing 3 Fixed window units and 1 Out-Swing door, all with vertical and Horizontal muntin grids.
